Renting in the UAE is a different game to what most saffas are used to. Post-dated cheques, mandatory government registration and strong legal protections for both sides. Once you know the rules, it is actually a lekker system. Here is how it works.
Before you search
- You need your Emirates ID before you can sign a formal tenancy contract. Short-term serviced apartments are fine for the first few weeks while you get sorted.
- Prices are listed per year, not per month. Divide by 12 to get a monthly equivalent, though you will not pay monthly.
- Check the RERA Rental Index before you negotiate. Search "RERA rental index" on the Dubai REST app or dubailand.gov.ae. It shows the legal price range for your exact building.
The cheque system
This is the one that surprises everyone. UAE rent is paid by post-dated cheques, not monthly bank transfers.
- You write 1, 2, 4 or 6 cheques upfront at lease signing, dated for future months. Fewer cheques = better for the landlord = higher rent. Negotiate for more cheques if your cash flow is tight.
- Bouncing a cheque is a criminal offence in the UAE. Ensure the funds are in your account before each cheque date. If you cannot pay, call your landlord before the cheque is deposited.
- Most landlords want 1 or 2 cheques for furnished places, 4 cheques for unfurnished.
The process, step by step
- Search and shortlist — Property Finder, Bayut and Dubizzle are the main platforms.
- Check the RERA Rental Index — Know the legal price range before you negotiate.
- Negotiate and agree — Agree rent, number of cheques, maintenance responsibilities and notice period.
- Sign the tenancy contract — Must be in the unified RERA format to be accepted by Ejari.
- Register with Ejari — Mandatory. Dubai REST app (AED 100) or typing centre (AED 220).
- Connect DEWA — Apply at dewa.gov.ae. Deposit: AED 2,000 apartment / AED 4,000 villa.
- Move-in inspection — Photograph every mark and defect. Send to landlord via WhatsApp to create a paper trail.
Costs to budget for
- Security deposit — 5% of annual rent (unfurnished/semi), 10% (fully furnished)
- Ejari registration — AED 100-220
- DEWA deposit (apartment) — AED 2,000 refundable
- DEWA deposit (villa) — AED 4,000 refundable
